People confuse residential rent and commercial rent all the time when they are entirely different things. There should be no rent control in commercial rent as the property is supposed to be a service to the business, for the business to be viable the owner must be paying the market rent as this is a cost factor in the business. Property while often called an industry is not an industry it is a service. Nama can trick around with the valuations all they like but there is only one way they are going and that is down because the market will always find its level.
